I will show you how to use shapes to create a unique look, using smart object layers, to make the Real Estate flyer template easy to use. After you learn the concept you can create your own Real Estate marketing flyer or Business Flyer.</p>
<h2>Real Estate Flyer Design in Photoshop</h2>
<p>We will be going to design a clean and professional Real Estate flyer template. You can learn what kind of details need to insert and make a placeholder for each.</p>
<figure id="attachment_11728" aria-describedby="caption-attachment-11728" style="width: 1000px" class="wp-caption aligncenter"><a href="http://3.90.216.52/wp-content/uploads/2017/10/Real-Estate-Flyer-Tempalte-Technig.jpg"><img decoding="async" class="wp-image-11728 size-full" title="Real Estate Flyer Template - Technig" src="http://3.90.216.52/wp-content/uploads/2017/10/Real-Estate-Flyer-Tempalte-Technig.jpg" alt="Real Estate Flyer Template - Technig" width="1000" height="636" srcset="https://www.technig.com/wp-content/uploads/2017/10/Real-Estate-Flyer-Tempalte-Technig.jpg 1000w, https://www.technig.com/wp-content/uploads/2017/10/Real-Estate-Flyer-Tempalte-Technig-300x191.jpg 300w, https://www.technig.com/wp-content/uploads/2017/10/Real-Estate-Flyer-Tempalte-Technig-768x488.jpg 768w" sizes="(max-width: 1000px) 100vw, 1000px" /></a><figcaption id="caption-attachment-11728" class="wp-caption-text">Real Estate Flyer Template &#8211; Technig</figcaption></figure>
<p><strong>1.</strong> Open a new document, I open an <strong>A4</strong> document size for this flyer design. You can use any other size as your need, but most popular sizes for this kind of flyers are A4 and US Letter sizes.</p>
<figure id="attachment_11731" aria-describedby="caption-attachment-11731" style="width: 950px" class="wp-caption aligncenter"><a href="http://3.90.216.52/wp-content/uploads/2017/10/Set-Up-A4-Document-in-Photoshop-Technig.jpg"><img decoding="async" class="size-full wp-image-11731" src="http://3.90.216.52/wp-content/uploads/2017/10/Set-Up-A4-Document-in-Photoshop-Technig.jpg" alt="Set Up A4 Document in Photoshop - Technig" width="950" height="546" srcset="https://www.technig.com/wp-content/uploads/2017/10/Set-Up-A4-Document-in-Photoshop-Technig.jpg 950w, https://www.technig.com/wp-content/uploads/2017/10/Set-Up-A4-Document-in-Photoshop-Technig-300x172.jpg 300w, https://www.technig.com/wp-content/uploads/2017/10/Set-Up-A4-Document-in-Photoshop-Technig-768x441.jpg 768w, https://www.technig.com/wp-content/uploads/2017/10/Set-Up-A4-Document-in-Photoshop-Technig-750x430.jpg 750w" sizes="(max-width: 950px) 100vw, 950px" /></a><figcaption id="caption-attachment-11731" class="wp-caption-text">Set Up A4 Document in Photoshop &#8211; Technig</figcaption></figure>
<p><strong>2. </strong>When the document created, select and unlock the Background layer (Dabble click on the lock icon). Add the guidelines go to <strong>View &gt; New Guides From Shape </strong>remember this feature is only available on Photoshop CC versions, but you can add guides with<strong> Ruler</strong>.</p>
<figure id="attachment_11741" aria-describedby="caption-attachment-11741" style="width: 854px" class="wp-caption aligncenter"><a href="http://3.90.216.52/wp-content/uploads/2017/10/Adding-Guides-on-Document-in-Photoshop.jpg"><img loading="lazy" decoding="async" class="size-full wp-image-11741" src="http://3.90.216.52/wp-content/uploads/2017/10/Adding-Guides-on-Document-in-Photoshop.jpg" alt="Adding Guides on Document in Photoshop" width="854" height="546" srcset="https://www.technig.com/wp-content/uploads/2017/10/Adding-Guides-on-Document-in-Photoshop.jpg 854w, https://www.technig.com/wp-content/uploads/2017/10/Adding-Guides-on-Document-in-Photoshop-300x192.jpg 300w, https://www.technig.com/wp-content/uploads/2017/10/Adding-Guides-on-Document-in-Photoshop-768x491.jpg 768w" sizes="(max-width: 854px) 100vw, 854px" /></a><figcaption id="caption-attachment-11741" class="wp-caption-text">Adding Guides on Document in Photoshop</figcaption></figure>

We will start off by creating the document, setting up the guides. What will you learn? You will learn the standard size of the brochure, setting up guides correctly and use some other great tips.</p>
<h2>Business Bi-fold Brochure Design</h2>
<p>We will be going to design the following design brochure as you see in the image below. When you create and organise the file, then you can change the colours as you need.</p>
<figure id="attachment_11391" aria-describedby="caption-attachment-11391" style="width: 900px" class="wp-caption aligncenter"><a href="http://3.90.216.52/wp-content/uploads/2017/09/Bifold-Brochure-Design-Technig.jpg"><img loading="lazy" decoding="async" class="wp-image-11391 size-full" src="http://3.90.216.52/wp-content/uploads/2017/09/Bifold-Brochure-Design-Technig.jpg" alt="A business bi-fold brochure outside design - Technig" width="900" height="720" srcset="https://www.technig.com/wp-content/uploads/2017/09/Bifold-Brochure-Design-Technig.jpg 900w, https://www.technig.com/wp-content/uploads/2017/09/Bifold-Brochure-Design-Technig-300x240.jpg 300w, https://www.technig.com/wp-content/uploads/2017/09/Bifold-Brochure-Design-Technig-768x614.jpg 768w" sizes="(max-width: 900px) 100vw, 900px" /></a><figcaption id="caption-attachment-11391" class="wp-caption-text">A business bi-fold brochure outside design &#8211; Technig</figcaption></figure>
<p><strong>1. </strong>Open a new document. You can open an A4, Letter, or A5 sizes. I use A4 to create this bifold brochure template. Set the orientation to<strong> landscape</strong>, Resolution <strong>300</strong> PPI and <strong>CMYK</strong> colour mode.</p>
<figure id="attachment_11393" aria-describedby="caption-attachment-11393" style="width: 900px" class="wp-caption aligncenter"><a href="http://3.90.216.52/wp-content/uploads/2017/09/A4-Bifold-Brochure-Size-Technig.jpg"><img loading="lazy" decoding="async" class="wp-image-11393 size-full" title="A4 Brochure Size - Technig" src="http://3.90.216.52/wp-content/uploads/2017/09/A4-Bifold-Brochure-Size-Technig.jpg" alt="A4 Brochure Size for bi-fold business brochure design - Technig" width="900" height="543" srcset="https://www.technig.com/wp-content/uploads/2017/09/A4-Bifold-Brochure-Size-Technig.jpg 900w, https://www.technig.com/wp-content/uploads/2017/09/A4-Bifold-Brochure-Size-Technig-300x181.jpg 300w, https://www.technig.com/wp-content/uploads/2017/09/A4-Bifold-Brochure-Size-Technig-768x463.jpg 768w" sizes="(max-width: 900px) 100vw, 900px" /></a><figcaption id="caption-attachment-11393" class="wp-caption-text">A4 Brochure Size for bi-fold business brochure design &#8211; Technig</figcaption></figure>
<p><strong>2. </strong>Now click on the lock icon on Background to convert it to layer. Go to <strong>View</strong> menu click on <strong>New Guides From Shape</strong> to add four guides to the four sides of the document. Remember your layer should be enabled. Otherwise, this feature may not work.</p>
<figure id="attachment_11394" aria-describedby="caption-attachment-11394" style="width: 900px" class="wp-caption aligncenter"><a href="http://3.90.216.52/wp-content/uploads/2017/09/Photoshop-Guidelines-Technig.jpg"><img loading="lazy" decoding="async" class="wp-image-11394 size-full" src="http://3.90.216.52/wp-content/uploads/2017/09/Photoshop-Guidelines-Technig.jpg" alt="Photoshop Guidelines for designing a business bi-fold brochure template - Technig" width="900" height="543" srcset="https://www.technig.com/wp-content/uploads/2017/09/Photoshop-Guidelines-Technig.jpg 900w, https://www.technig.com/wp-content/uploads/2017/09/Photoshop-Guidelines-Technig-300x181.jpg 300w, https://www.technig.com/wp-content/uploads/2017/09/Photoshop-Guidelines-Technig-768x463.jpg 768w" sizes="(max-width: 900px) 100vw, 900px" /></a><figcaption id="caption-attachment-11394" class="wp-caption-text">Photoshop Guidelines for designing a business bi-fold brochure template &#8211; Technig</figcaption></figure>
<p><strong>3.</strong> Add bleeds to your brochure layout, go to <strong>Image&gt; Canvas size</strong> and add <strong>6 </strong>mm for both <strong>width</strong> and <strong>height </strong>check the Relative options to canvas it correctly. You can use any colour for the 6 mm.</p>
